• Check-In Time: Check-in is after 4pm, and unfortunately, we cannot accommodate early arrivals. If this is unsuitable, we kindly ask you to consider alternative accommodation.
• Travel Insurance: We strongly recommend purchasing travel insurance, even for domestic holidays. Travel insurance can cover a range of issues, including trip cancellations, lost luggage, medical expenses, and unforeseen disruptions like COVID-19 amendments. RENTAL AGREEMENT AND BOOKING TERMS
1. Agreement and Acceptance
These Rental Agreement and Booking Terms (Agreement) apply to each booking of the Property.
By making a Booking, paying any amount towards a Booking, or otherwise confirming acceptance of the Booking, the Guest acknowledges that they have read, understood and agreed to be bound by:
(a) this Agreement;
(b) the Booking details;
(c) the cancellation, amendment and payment policy disclosed or otherwise applicable to the Booking at the time the Booking is made;
(d) any property-specific House Rules disclosed or made available to the Guest; and
(e) where the Booking is made through a third-party online travel agency or booking platform (OTA), the applicable terms, policies and conditions of that OTA.
Together, these documents and policies constitute the terms applicable to the Booking.
This Agreement becomes binding when the Booking is confirmed.
The cancellation, amendment, refund and payment conditions applicable to a Booking may vary according to the booking channel, rate, Property, dates or other conditions selected when the Booking is made. The conditions applicable to the particular Booking are those disclosed or otherwise incorporated into the Booking at the time it is made and may be administered and enforced by APM accordingly.
Nothing in this Agreement permits APM or the Host to retrospectively impose a materially less favourable cancellation or amendment policy upon an existing Booking unless agreed by the Guest or otherwise permitted by law.
Nothing in this Agreement excludes, restricts or modifies any right, guarantee or remedy which cannot lawfully be excluded, restricted or modified under the Australian Consumer Law or any other applicable law.
2. Parties and Role of Property Manager
The Booking records the relevant details of the reservation, including the Property, Guest details, Rental Period, number of occupants, price, fees and other applicable information.
Bookings may be made:
(a) directly with APM through its website, telephone, email or another approved booking method; or
(b) through an OTA.
Each Booking is subject to the cancellation, amendment, payment, refund and other booking conditions applicable to the particular rate and booking channel selected by the Guest at the time of booking.
For a direct Booking, the applicable policies may be displayed during the booking process, included in the Booking confirmation, incorporated into this Agreement or otherwise provided to the Guest before the Booking is confirmed.
For a Booking made through an OTA, the applicable OTA policies and conditions may apply in addition to this Agreement.
Where an OTA policy governs the processing of a cancellation, alteration, refund, payment or other Booking matter, APM may administer the Booking in accordance with that policy.
The Guest acknowledges that cancellation and amendment conditions may differ between booking channels and between different rates offered for the same Property.
APM is authorised by the Host to administer the Booking and to exercise the Host`s rights in relation to the Booking in accordance with this Agreement and the policies applicable to the Booking.
3. Booking
The Booking records the relevant details of the reservation, including the Property, Guest details, Rental Period, number of occupants, price, fees and any other applicable information.
Bookings may be made directly with APM through its website or other approved means, or through an OTA.
The Guest must provide complete and accurate information when making the Booking and must promptly notify APM if any information changes.
A Booking is not transferable without the prior written approval of APM.
The person making the Booking must be at least 18 years of age and must have legal capacity to enter into this Agreement.
4. Rental Party
The Rental Party comprises the Guest and all other persons recorded as occupants in the Booking.
The Guest is responsible for:
(a) ensuring all occupants are accurately recorded;
(b) ensuring the number of occupants does not exceed the maximum occupancy of the Property;
(c) ensuring all members of the Rental Party and visitors comply with this Agreement, the House Rules and applicable laws; and
(d) the conduct of all members of the Rental Party and visitors to the Property.
Persons not recorded in the Booking must not stay overnight at the Property without prior approval from APM.
The Guest must not permit the Property to be used by any person other than the Rental Party and permitted visitors.
5. Property
The Property is the accommodation identified in the Booking.
References to the Property include the accommodation itself together with its fixtures, furnishings, appliances and any areas or facilities made available to the Rental Party as part of the Booking.
Photographs, floor plans, descriptions and other marketing materials are provided to reasonably describe the Property. Minor differences in furniture, decoration, landscaping, views, condition or other non-material characteristics may occur from time to time.
6. Rental Period, Check-in and Check-out
The Rental Period commences at 4:00 pm on the check-in date and ends at 10:00 am on the check-out date unless otherwise agreed in writing.
Early check-in and late check-out are not guaranteed and must be approved by APM.
The Rental Party must vacate the Property by the applicable check-out time.
Unauthorised late departure may result in additional charges reasonably incurred as a consequence, including additional cleaning, staffing or accommodation costs.
The Guest acquires only a temporary right to occupy the Property for the Rental Period. Nothing in this Agreement creates a residential tenancy or gives the Guest any proprietary interest in the Property.
7. Rates, Fees and Payment
The accommodation price, cleaning charges, fees, taxes and other amounts payable are those specified in the Booking.
The Guest must pay all amounts by the dates specified in the Booking or applicable payment schedule.
Rates may be offered subject to different payment, cancellation and amendment conditions. For example, a discounted or non-refundable rate may have more restrictive cancellation conditions than another rate offered for the same Property.
By selecting and confirming a particular rate, the Guest accepts the conditions applicable to that rate.
APM may process payments, refunds, credits, cancellations, amendments and other Booking transactions in accordance with:
(a) the Booking;
